Terrains are listed with two purchase options: Exclusive and Non-Exclusive. An Exclusive purchase costs slightly more but gives you a truly unique terrain - once you've made an exclusive purchase, no one else can buy that same terrain.
In contrast, a non-exclusive purchase is slightly cheaper but you may find others have purchased the same terrain design.
At the end of the day it's all about choice. If having a truly unique terrain is important to you, then an exclusive purchase will meet your needs. On the other hand, if you are less concerned about individuality then the non-exclusive option might be a better option for you.
At present only sim owners can upload RAW terrain files. Before making a purchase you should verify you are listed as the owner. One of the quickest ways to do this is to open Second Life application, click on the World menu at the top of the screen and then select Region/Estate. Click on the Estate tab and check your names is listed as the Owner. As an additional measure, ensure you can download the region's existing terrain file - simply go to the Terrain tab and select Download RAW Terrain. Again, only sim owners can perform this action so it gives a clear indication you will be able to upload a new terrain.
If you are not listed as the owner all is not lost. Some sim owners are happy to upload terrain files on behalf of their customers but you should check with them first before making a purchase. It should be noted however that uploading a RAW terrain file affects the terrain for the entire sim - unless you rent or have bought the sim's entire 65,536 square metres it is unlikely the sim owner will want to upload a new terrian file
This is one of the limitations of owning a mainland sim, it is not currently possible to upload custom terrain files for mainland regions.

Indeed you can. We would however recommend you exercise caution. The terraforming tools provided in-world have a much coarser resolution than that provided by our terrain files so we are able to reach a much higher degree of precision. Before you manually terraform you should bake your terrain so you can revert any changes you are not happy with.

It is worth mentioning though that uploading a terrain into Second Life is a manual process and can take upto five minutes to complete. If we are not on-line when you make the request, we will send you an instant message as soon as the terrain is available to view.
A little clarification may be in order here. We offer a design service so existing sim owners can easily modify their terrain. They still purchase their sims from Linden Labs. We don't sell or lease land, we just provide the 'shape' of the land.
